We negotiate for you
After careful review and analysis, we negotiate with the vendors over several months in order to achieve the best purchase conditions for you. When financing the property, we negotiate the best possible terms for the mortgage. We pass on these terms directly to you without taking any commission from banks or other parties.

The purchase process
We manage and the handle the entire transaction with all involved parties. This includes the organization and coordination of the transfers as well as the settlement with the relevant offices, attorneys and third parties.

These financial statements contain tax-relevant clarifications, financial statements, as well as the preparation of income, expenditure, provisions and lease development and quotas. In doing so, we take over the entire controlling and coordination with the responsible auditors.

Every year, the co-owners of a property meet to review the year’s performance and take important decisions in the year ahead. Crowdhouse will present measures to sustain the long term value of the property.

How does crowdhouse makes money?

We finance ourselves through transparent fees for the placement and management of real estate

Whenever we successfully transfer a property to a co-owner, we charge a fee. This is stated transparently and in detail for each property documentation and is included in the total acquisition costs. We assume that our fees, as well as the purchase costs, are amortized at the time of the resale of the property. For this reason, they are added to the total purchase price and are not invoiced by the total investment sum.

We receive a performance-related fee for management and real estate asset management. This is based on the return achieved and is also disclosed transparently in the property documentation. In our terms of the contract, it is stated that we are not entitled to our fee if we do not reach 75% of the projected rental income. Having a performance-related fee, which is unusual in the industry, ensures we are in it with you.

Depending on the property and the effort, there are other services, which we invoice and show transparently, in order to guarantee the best possible result. This includes, for example, the first letting of real estate, the stratification of portfolio transactions or the monitoring of a construction or conversion project. We prefer to carry out these measures ourselves. This is the only way to ensure the quality of our properties, tenants and transactions.
