We want you to maximise the return on your investment. This is why we are actively committed to improving the framework conditions for your co-ownership, and to acquiring the best properties available on the Swiss property market for you.

We negotiate for you
After our due diligence process and analysis, we sometimes negotiate with the sellers for months to achieve the best purchase conditions for you. When financing the property, we tender the mortgage to several banks for each transaction. We use our volumes and close relationships to achieve the most attractive mortgage conditions on the market. We transmit these advantages directly to you. We do not receive any commissions or fees from banks or other parties.

We take care of the entire purchasing process
We take care of the support and handling of the entire transaction with all involved parties. This includes the organisation and coordination of transfers as well as settling payments to the competent authorities, lawyers and third parties.

Our property asset management actively takes care of a regular investment, location and financing analysis for your properties.

We develop efficient strategies
Our experts develop portfolio and property-related business plans and property strategies for you. They plan an exit strategy for you and develop optimal portfolio structuring for the sale and proactive management of your property. In order to preserve the value of your property in the long term and to achieve optimal performance, we make compulsory provisions for the safety fund and surplus accounts and do not pay out all the returns we generate. This allows us to ensure that all properties remain profitable in the long term.

We believe in full transparency and open reporting. As a co-owner you receive detailed quarterly and annual reports as well as access to your property's e-banking account.

Everything at a glance
These financial statements include fiscally relevant clarifications, financial reviews and breakdowns on income, expenses, provisions and rental activity and quotas. In doing so, we assume responsibility for the entire controlling and coordination with the responsible auditors.

In addition to cash flow risk management, we take care of tax-relevant clarifications, smooth payment management and any contractual modifications.

At the end of each year, the co-owners of each property meet to assess performance for the past year and make important decisions for the future. We organise this meeting and present possible measures to ensure the sustainable conservation of the value of the property.

How does crowdhouse make money?

We are funded by transparent fees for property placement and management.

Whenever we successfully broker a property for co-ownership, we charge a fee. This is transparent and detailed in each set of property documentation and included in the total acquisition costs. We assume that our fees and ancillary purchase costs are amortised at the time of resale of the property. For this reason, they are added to the total purchase price and not deducted from the total investment amount.

We receive a performance-related fee for management and property asset management. This is based on the return achieved and is also shown transparently in the property documentation. Our terms of contract state that we will not be entitled to our full fee unless we achieve at least 95% of the projected dividend yield. In this case, we settle the difference up to the maximum of the budgeted fee. Through the unusual dependence of our fee on performance, which is otherwise unusual in the sector, we wish to set an example and show you that we are in the same boat with you. Depending on the property and effort involved, there are other services that we charge and transparently identify to guarantee the best possible result. This includes, for example, the initial letting of property, the structuring of portfolio transactions or overseeing a construction or conversion project. We implement these measures in cooperation with our renowned partner QualiCasa to ensure the quality of the properties, the tenants and the transactions.
